Rooms & House Information

Thank you for making a reservation with us.  The following information will guide you through our home and house policies. 

For Everyone, especially Self Check-ins - after 6PM, and Off-Season (Nov-Apr) Mon-Thu.

- Parking is facing the lake
- Main Entrance is located on the side porch adjacent to Parking
- Guest Rooms…As you enter, walk straight towards kitchen, then...
...for Balcony, East Lake, Stella, & Ophelia - make left and walk towards the front of the house - Ophelia is at end of hall (marked "Private"), the rest are up the stairs with their names on their doors.
...for Thaddeus & Watson - make right, then another right upstairs to your room with their names on their doors.
...all guest rooms are unlocked, have door signs, and the key will be left inside, at your bed side. Once inside, enjoy our authentic Victorian furniture, plush linens, a little sitting area, your own private bath & shower - complete with towels, soaps, shampoos, hair dryer, towel hooks, and lots of lighting - plus, thermostat for heat, air conditioning in the summer, and ceiling fans.

The Fox and the Grapes is a Non-Smoking facility.

You have access to all the common areas (except those marked private), including deck, outdoor games (please put back after use), umbrellas (must be closed after each use, because it can get very windy) (and, do not move around tables), and TV/DVD Player/Receiver (do not change the settings or wiring).

The Laundry room, can only be accessed from 9AM-9PM, and this is where we have an iron and iron board for your convenience.  Please do not use water in the iron, and after use, turn it off, unplug it, and place it on the metal shelf on the iron board.

We do permit guests to bring food and beverages to our B&B, and you are welcome to use the guest refrigerator in the EJ Porter Hall for storage, however, we prohibit red wine, coffee, and any other stainable items, candles, incense, and cooking in the Guest rooms & Laundry Room, and ask that you clean up after yourselves.  

Also, since we are in a rural area, we are on septic systems, thus, we request that feminine napkins are not thrown in toilets, but in trash cans, and please use facial tissues for make-up and shaving stains, and throw them into trash cans, only. 

Finally, due to county and state requirements, all breakfast related activites (making coffee, tea, etc.,) must be conducted by The Fox and the Gapes staff only, and are restricted to Breakfast time.

Guests that ignore these policies will be assessed for damages and charged accordingly (i.e.: smoking in the B&B is considered as damage due to the expense we incur to remove the odor).

Guest gatherings of more than those booked as overnight guests, or those planning a special occasion, is a Special Event, resulting in a Common Area rental - see our Special Event for details.

Breakfast


Everyone is served Breakfast (at the same time) in the E.J. Porter Hall or on the deck (seasonal) at 9:00 AM, with coffee, tea, juices, and baked breads available at 8:30 AM.  

Housekeeping 

A Housekeeper will freshen up your guest room during the hours of 11AM-3PM (excluding guests that are occupying their rooms during that time period).  Upon your departure (check-out by 11AM), we will change towels, make beds, clean bathrooms and the remaining areas of each room.
 

Inn Keeper

An Inn Keeper will be available to greet you, give tours, and help you with things to do from 4PM-6PM (except, after 6PM and Off Season Mon-Thu - self check-in (see Room & House Information section above for details))

Parking

All Guests: Please park on the driveway, to the right of the Garage Doors, facing West/towards Seneca Lake. If you are not an overnight guest or vendor, and are here for a Special Event, parking will be carefully marked - on State Route 414/Caywood Rd. NO LAWN PARKING PERMITTED, AT ANYTIME, or damage will be accessed and added to the guest bill. 
 

Rates

Guest Room Rates range from $140.00 to $170.00 Peak Season (May-Oct.), $100-$140 Off Season (Jan.-Apr.), $110-$150 Mid Season (Nov-Dec) per night. Common Area Rooms are $80-$260 per hour.  Please see our web site or call for individual room rates (607) 582-7528.

All Guest Room Rates - based on double occupancy ($25 extra per night, per additional person - Not permitted during holidays).

Guests who invite more guest back to the Inn, Tours (You may conduct your own, but, only during regular scheduled tour hrs of 4PM-6PM), or if you plan on inviting guests back for any occasion, please review this with the Innkeeper.  If you invite any groups larger than 4 people, then we consider it an Event, thus, see the "Common Area rental" above or our Special Events for more details. Also, all social gatherings after 9PM, must be moved to the E.J. Porter Hall and adjoining Deck and must end at 11PM - respecting all other guests and our neighbors.

All suite prices are subject to 8% New York sales tax and a 3% county lodging tax.
 

Minimum Stay

Two night minimum stay required on weekends, Three nights for holidays. Special Events differ from Standard Minimum Stay and may require more nights. 
 

Check in/Check out                 

Check in time is 4pm to 6pm (or by prior arrangement), Check out time is by 11am.    Unless previously arranged, extra fees will apply for late check-out.   
 

Specials & Packages

Specials are available from everything from Elopements, Wine Tours, Renting the Entire house, Events, and much more.  Adding items to a room charge constitutes a package.
 

Gift Certificates and Gift Cards

Good for one year from time of purchase, or as indicated on your Gift Certificate.  Can not be used during holidays or special events.
 

Payment

All – Due to the sky rocketing prices charged by Credit Card companies, we prefer you pay by Cash, Check or Money Order (only for U.S. residents, and made out to James G. Pellegrini). Otherwise, you may pay by Credit Card (Visa or MC, only).

B&B Stay (i.e.: Accommodations/Overnight Stay only)
At the time of booking, we require a Credit Card (MC or VISA, information only, not run) to secure your reservation, followed by a 25% deposit in the form of a Check or Money Order (only for U.S. residents) and written out to James G. Pellegrini, that must be received within 30 days.  If your arrival date is less than 30 days from the date you made your reservation or you are a non-U.S. resident, no deposit is necessary.

Special Events, Packages, Holidays (i.e. all Wedding events, Bridal Showers, Rent Entire House, etc.)
At the time of booking, we require a Credit Card (MC or VISA, information only, not run) to secure your reservation, followed by a 25% deposit in the form of a Check or Money Order written out to James G. Pellegrini, that must be received within 30 days.  If your arrival date is less than 30 days from the date you made your reservation or you are a non-U.S. resident, no deposit is necessary.

All balances must be remitted to The Fox and the Grapes innkeeper/personnel upon check-in in the form of Cash, Check or Money Order (only U.S. residents, and made out to James G. Pellegrini), Travelers Checks, or Credit Card (MC or VISA, only, when we physically need your card to swipe it).  If anything is broken, stolen, or damaged, we will charge you for the fair market value of the item(s).
 

Complimentary Wireless-Internet.
 

No Children or Pets

Because this is a Romantic Destination, we do not accommodate children (unless by arrangement - i.e.: Family rents the all the guest rooms and provides 100% supervision), and no pets.
  

Cancellation 

All guests that make a reservation by telephone have 24 hours from delivery of their email confirmation to respond, otherwise, you have acknowledged receipt of it and said, "Yes, I have read, understand and agree to Fox and the Grapes Bed and Breakfast Policies."

B&B Stay (i.e.: Accommodations/Overnight Stay only)
When notice of cancellation (including the use of Gift Certificates) is received at least 30 days prior to arrival date, we are happy to refund your deposit(s) less $25.00 (administrative fee) for each room rented, or if a deposit has not been received, remit $25.00 for each room rented in the form of a Check or Money Order written out to James G. Pellegrini.  If we are able to rebook your room(s), we will refund your deposit or issue you a Gift Certificate or Gift Card, whichever you prefer. But, if a Gift Certificate is used and they cancel a reservation, they forfeit it, and must pay for any differences outstanding on their bill.

Special Events, Packages, Holidays (i.e. all Wedding events, Bridal Showers, Rent Entire House, etc.)
Cancellations must be made 6 months prior to arrival date, and deposits are non-refundable.  If we are able to rebook your room(s), we will refund your deposit or issue you a Gift Certificate or Gift Card, whichever you prefer.

No shows (including Gift Certificates used) or less than the above notices will result in a full charge (Gift Certificates are automatically forfeited) - where deposits are not refunded, and you will be invoiced via mail, with payment due in 30 days of cancellation date or arrival date.  Even if deposits are not received, there will be a full charge, and you will be invoiced via mail, with payment due in 30 days of cancellation date or arrival date.  If payment is not received within 60 days of cancellation date or arrival date, we will send your charges to a collection agency.
(Update August 2009:  This supercedes prior, present, and future - all No shows or less than the above notices will result in full charge, where credit card on file will be run.)

Wheel Chair Access not available - no elevators. 

 

We Reserve the right to refuse service to anyone.
 

The Fox and the Grapes B&B is not responsible for loss of any money or valuables.
