Rooms & House Information
Thank you for making a reservation with us. The following information will guide you through our home and house policies. 
For Everyone, especially Self Check-ins - after 6PM, and Off-Season (Nov-Apr) Mon-Thu.
- Parking is facing the lake
- Main Entrance is located on the side porch adjacent to Parking
- Guest Rooms…As you enter, walk straight towards kitchen, then...
...for Balcony, East Lake, Stella, & Ophelia - make left and walk towards the front of the house - Ophelia is at end of hall (marked "Private"), the rest are up the stairs with their names on their doors.
...for Thaddeus & Watson - make right, then another right upstairs to your room with their names on their doors.
...all guest rooms are unlocked, have door signs, and the key will be left inside, at your bed side. Once inside, enjoy our authentic Victorian furniture, plush linens, a little sitting area, your own private bath & shower - complete with towels, soaps, shampoos, hair dryer, towel hooks, and lots of lighting - plus, thermostat for heat, air conditioning in the summer, and ceiling fans.
You have access to all the common areas (except those marked private), including deck, outdoor games (please put back after use), umbrellas (must be closed after each use, because it can get very windy) (and, do not move around tables), and TV/DVD Player/Receiver (do not change the settings or wiring).
The Laundry room, can only be accessed from 9AM-9PM, and this is where we have an iron and iron board for your convenience. Please do not use water in the iron, and after use, turn it off, unplug it, and place it on the metal shelf on the iron board.
We do permit guests to bring food and beverages, and you are welcome to use the guest refrigerator in the EJ Porter Hall for storage. However, we prohibit red wine, coffee, and any other stainable items, candles, incense, and cooking in the Guest rooms & Laundry Room, and ask that you clean up after yourselves.
Since, we are in a rural area, and on septic systems, we request that feminine napkins are thrown in trash cans, and use facial tissues for make-up and shaving stains and throw them into trash cans.
Finally, due to county requirements, all breakfast related activities (making coffee, tea, etc.,) must be conducted by The Fox and the Gapes staff only, and are restricted to Breakfast time.
Guest gathering more than those who had booked lodging, is considered a Special Event – rates applied.
We are a Non-Smoking facility.
Guests that ignore these policies will be assessed for damages and charged accordingly (i.e. smoking in the B&B is considered damage - expense to remove the odor).
Breakfast
Everyone is served Breakfast (at the same time) in the E.J. Porter Hall or on the deck (seasonal) at 9:00 AM, with coffee, tea, juices, and baked breads available at 8:30 AM.
Housekeeping
A Housekeeper will freshen up your guest room during the hours of 11AM-3PM (excluding guests that are occupying their rooms during that time period). Upon your departure (check-out by 11AM), we will change towels, make beds, clean bathrooms and the remaining areas of each room.
Inn Keeper
An Inn Keeper will be available to greet you, give tours, and help you with things to do from 4PM-6PM (except, after 6PM and Off Season Mon-Thu - self check-in (see Room & House Information section above for details))
Parking
All Guests: Please park on the driveway, to the right of the Garage Doors, facing West/towards Seneca Lake. If you are not an overnight guest or vendor, and are here for a Special Event, parking will be carefully marked - on State Route 414/Caywood Rd. NO LAWN PARKING PERMITTED, AT ANYTIME, or damage will be accessed and added to the guest bill.
Rates
We have three seasons, a variety of guest rooms (all based on double occupancy - add an extra person for $25 per night), and banquet and conference areas – see our Rooms & Rates for details. Guests may invite a couple of friends back to Tour our facility (4PM-6PM), but, larger groups are considered Special Events. All social gatherings after 9PM must be moved to the E.J. Porter Hall and adjoining Deck and end at 11PM - respecting all other guests and our neighbors. Lodging and event prices are subject to 8% New York sales tax, where lodging is also subject to a 3% county tax.
Minimum Stay
2 night minimum stay required on weekends, 3 nights for holidays, and Special Events differ from Standard Minimum Stay and may require more nights.
Check in/Check out
Check in 4PM-6PM / Check out by 11AM, Unless previously arranged, extra fees applied.
Specials & Packages
Specials are available from everything from Elopements, Wine Tours, Renting the Entire house, Events, and much more. Adding items to a room charge constitutes a package.
Gift Certificates and Gift Cards
Gift Certificates and Gift Cards - Good for one year from time of purchase or as indicated on Gift Certificate, and Cannot be used during holidays, special events, or with on-line specials.
Payment
We prefer Cash, Check, or Money Order (U.S. residents only), otherwise, we accept Credit Cards (VISA, MC, or AMEX).
B&B Stay (i.e.: Accommodations/Overnight Stay only)
At time of booking, we require Credit Card (VISA, MC or AMEX) information only, not run, to secure your reservation, followed by a 25% deposit in the form of a Check or Money Order (U.S. residents only) received within 30 days, except reservations made with less than 30 days to arrival date or non-U.S. residents - no deposit necessary.
Special Events, Packages, Holidays (i.e. all Wedding events, Bridal Showers, Rent Entire House, etc.)
- Same as B&B Stay.
Upon Check-In, all balances must be remitted to The Fox and the Grapes in the form of Cash, Check or Money Order (U.S. residents only), Travelers Checks, or Credit Card (VISA, MC or AMEX - we physically swipe your card).
Complimentary Wireless-Internet.
No Children or Pets
Because this is a Romantic Destination, we do not accommodate children (unless by arrangement – i.e. family rents the all the guest rooms and provides 100% supervision), and no pets.
Cancellation
By making a Reservation with us, you have read the following Policies and clicked on our Inn Policies link (for more details), and have agreed to Fox and the Grapes Bed and Breakfast Policies.
B&B Stay (i.e. Lodging/Overnight Stay only)
When notice of cancellation is received at least 30 days prior to arrival date, we are happy to refund your deposit(s) less $25.00 (administrative fee) for each room rented, or if a deposit has not been received, you will be charged $25.00 per room. If we are able to rebook your room(s), we will refund your deposit or issue a Gift Certificate
Special Events, Packages, Holidays (i.e. all Wedding events, Bridal Showers, Rent Entire House, etc.)
Cancellations must be made 6 months prior to arrival date, and deposits are non-refundable. If we are able to rebook your room(s), we will refund your deposit or issue you a Gift Certificate or Gift Card, whichever you prefer.
No shows (including Gift Certificates used) or less than the above notices will result in a full charge (Gift Certificates automatically forfeited).
Wheel Chair Access not available - no elevators.
We Reserve the right to refuse service to anyone.
The Fox and the Grapes B&B is not responsible for loss of any money or valuables.
